Monthly Fees are due on the 1st of each month. Late Fees are assessed after the 15th of the month. (See Late Assessment Fees in Rules & Regulations.) You may pay by mailing a check or by automatic withdrawal from your personal account to Community First Credit Union payable to Warner Creek Condominium Association.

Each individual condominium owner is responsible for purchasing homeowner's insurance with fire and casualty coverage just like any residential owner. The coverage must be for the full replacement value of the building including all improvements, personal property within the home, and liability coverage for at least $300,000 for personal injury and/or property damage. For more information, see Insurance Guidelines and 10.3 Unit Owner Insurances in the Bylaws.

Dogs are limited to a maximum of two (2) in a single family unit or one (1) in multi-family units. Cats are limited to two (2). The combination of dogs and cats is limited to two (2) total. Other pet owner rules and regulations:

  • Outside kennels or dog houses are prohibited.
  • Pets must be on a leash and accompanied by the owner when outside of the unit.
  • Any pet excrement in the common elements shall be immediately removed by the owner of the pet and properly disposed.
  • Pets are prohibited from other unit owners' limited common elements and need to be walked on the street.
  • Yard stakes to secure unattended pets are not allowed.
  • Pet owners may allow pets to use their backyard space to relieve themselves. However, damage to the yard/grass is the responsibility of the owner to repair in a timely fashion.

With the exception of song birds, the feeding of ducks, geese, deer and other wild animals is strictly prohibited.

The association is responsible for making repairs on the siding of each unit. Putting in a nail or screw makes a hole where water can get in. It is expensive to replace a piece of siding. (The resident will be fined and will pay for repair or replacement costs.)

All lawns are maintained by the condo association. If residents spray weeds after another product has been professionally applied, it may  kill the grass. (The resident will incur the cost of repairing the lawn.) Residents may carefully pull weeds.

You may plant flowers or smaller shrubs in the 24 inches around your patio. You may also set plants in containers on the mulch in front of your unit but do not plant your own plants there. (The association will charge for removal of unauthorized plants and a fine will be assessed.)

Read the Board Meeting Minutes and Financial Reports posted under Documents in the right sidebar. Watch your email for a message from the Board of Directors. Check the Calendar . Don’t trust rumors from other residents. The board will communicate when we have all of the information.
